The loan

What a DSCR loan is — and why investors use it

A DSCR (Debt Service Coverage Ratio) loan is designed for real estate investors. Instead of underwriting your personal income, the lender underwrites the property: does the rent it generates cover the mortgage and expenses?

The core metric is the DSCR — the ratio of net operating income to annual debt service. A ratio of 1.25× means the property earns 25% more than the loan costs, which is the threshold most DSCR lenders require to approve.

The formula

DSCR = Net Operating Income ÷ Annual Debt Service

Net Operating Income = Annual Rent − Taxes − Insurance − Vacancy − Maintenance − Management

Questions & answers

Everything you might ask first

A Debt Service Coverage Ratio (DSCR) loan is a real estate investment loan where the lender qualifies you based on the property's rental income — not your personal W-2s or tax returns. The key number is the DSCR: the ratio of the property's net operating income to its mortgage payment.
